1. How IMI Is Calculated (The Formula)
Unlike many countries, IMI is not based on what you paid — it is based on the VPT (Valor Patrimonial Tributário), the government’s tax valuation.

Annual IMI = VPT × Municipal Rate

- Urban Properties (Villas/Apartments): 0.3% – 0.45%
- Rustic Land: 0.8%

- Purchase Price: €400,000
- VPT: €280,000

3. IMI Exemption (3-Year Tax-Free Period)
If you purchase a property as your primary residence, you may qualify for a 3-year IMI exemption.
- VPT must be under €125,000
- Household income under €153,300
This is particularly relevant for:
- Renovation projects
- Smaller apartments
- Entry-level investments
4. AIMI – The “Luxury Property Tax”
For higher-value portfolios, Portugal applies AIMI (Adicional IMI).
- Applies above €600,000 (individual)
- €1.2M for married couples
- Rate: 0.7%
If you buy through a company, AIMI rules change — often making ownership more expensive. Always structure correctly.
5. When Do You Pay IMI?
- Under €100 → 1 payment (May)
- €100–€500 → 2 payments (May, November)
- Over €500 → 3 payments (May, August, November)
